NJ RANDOLPH — Board of Adjustment approves variance for Esposito home addition at corner lot. The board voted 4-0 to memorialize Michael Esposito's variance application for a first-floor addition at 36 Warren Road, reducing the front yard setback from the required 35 feet to 24.5 feet. The property at the intersection of Warren Road and Lilac Place is a corner lot with two front yards; the board found this unique configuration created exceptional circumstances justifying the variance under state law.
Esposito testified that alternate locations for the addition were not feasible given the dwelling's layout. The board determined the addition would not negatively impact neighborhood character. Approval is conditioned on compliance with submitted plans and obtaining any additional governmental approvals required.
